Home Staging Secrets for a Quick Sale

Blog Entry Photo of Home Staging Secrets for a Quick Sale

Believe it or not, home staging plays an important part in the home selling process. Staging a home on sale is vital because it allows potential buyers to envision themselves living in the home you are selling.  It can make your home 'pop' with prospective buyers and bring in maximum offers.

Here are some small things that you should keep in mind while staging your home for sale.

First Impressions - Curb Appeal

When a potential buyer and their Realtor pull into the driveway, Curb appeal is the first thing that they will notice.

Crank up the curb appeal. Make sure not to have any empty lawn patches, repaint the front door, a new layer of paint can give it a wow appeal if it’s lacking. Trim the bushes and do proper landscaping if the budget permits; brighten up your landscaping bricks with a power washer; add fresh pots with flowers on the doorstep; and finally place an eye-catching welcome mat.

Staging the Indoors

De-personalize - The first instinct when buying a home is to personalize that space. You would want to do the very opposite to sell your home; look around and try to de-personalize the space. Remove family heirlooms and photos; take the kid's pictures off of that refrigerator etc. You want potential buyers to think of your home as their home, and it’s difficult for them to imagine themselves living in your home if it’s full of your memories.

De-clutter - Get rid of all the clutter and junk that you may have laying around, and that includes your garage. Buyers want a feeling of space. Clear off countertops; remove unnecessary furnishings; tidy up the inside of cabinets; clean up the closets; put extra items in storage, donate, sell or toss them. You can also consider renting a storage unit while your home is on the market to store items that aren’t currently needed

Get ready to get your hands dirty - Now is the time to surely make your home shine. Clean the carpets& rugs; scrub baseboards; polish stainless steel; clean, scrub, shine, and make everything shine like new.

Cash in by dressing up cabinetry - A budget-friendly way to swiftly improve up your kitchen appeal is to paint the wooden cabinets and add new knobs and handles. A new coat of paint can make worn, tired kitchen cabinets look new again.

Enhance the bathroom - An economical way to fix a tub or toilet is with an acrylic tub surround and liner. Clean the grout amid tiles and remove debris in drains. This will give a renewed & clean look to your bathroom. If you have bathroom carpet, remove it and replace with new vinyl or tiles.

Light it up - Set the mood with right lighting. Make sure there is enough natural/artificial light flowing through the home. Use floor and table lamps and open curtains to create a soft, warm and welcoming ambiance.

Get the Scents Right- Odors are important when it comes to selling your home. The main deal-breakers include stale air, food, pets, mildew, and smoking. Open windows to air out your home and use air fresheners to break up and counterbalance odors in the air. Lighting a softly scented candle on the day of showing always helps.

Add an eye candy - When your home is ready, adding little touches like bowls of fresh fruit, a few paintings, a vase of flowers or plants can add warmth and vibrancy to rooms.

Follow these tips and you'll be on your way to selling your home quickly!
